11 Month Inspection
An 11-month inspection (also called an 11-month warranty inspection, builder’s warranty inspection, or 11-month home warranty inspection) is a professional home inspection typically performed on a newly constructed home around the 11th month after closing or moving in.
Most builders provide a one-year (12-month) warranty covering defects in workmanship, materials, or installation. The inspection is scheduled in the 11th month (or sometimes the 10th to 11th month) to:
• Identify any hidden issues, construction defects, or problems that have appeared after occupancy (e.g., settling cracks, HVAC issues, plumbing leaks, foundation concerns, electrical problems, or uneven flooring).
• Allow time to document findings and submit warranty claims to the builder for free repairs before the warranty expires.
• Give the builder sufficient time (usually a few weeks to a month) to schedule and complete fixes.
